Walls-Only or a Full Interior Repaint? Define Your Rental Painting Scope
“Paint the apartment” can mean very different things to different people. One owner may mean walls only; another may expect ceilings, baseboards, doors and closets. Defining those surfaces before asking for an estimate helps avoid confusion and gives a property manager a clearer decision to present to the owner.
List every surface included
Separate walls, ceilings, trim, doors and closets. Identify the rooms and areas that need work, including hallways and stairwells. If the request is walls only, say that directly. If certain trim areas need touch-ups but the rest should remain as they are, list those exceptions. A precise scope is more useful than a general room count.
Describe the condition and desired finish
Share photos of holes, cracks, stains, peeling areas and old repairs. State the current color and the requested color and sheen if known. A color change, surface condition or patch can affect preparation and coverage. One coat is not a reliable promise for every repaint; the required approach depends on what the surfaces need.
Include access and protection needs
Tell us whether the unit is empty, furnished or occupied, and identify flooring and belongings that need protection. High areas and stairwells should be visible in the photos. Let us know if other repairs or cleaning are planned so the painting can be coordinated with them.
Compare estimates by scope
Before comparing totals, check whether each estimate includes the same surfaces, preparation, materials and cleanup. Ask how additional wall damage will be handled if it is discovered after work starts. A clear agreement about changes is easier to manage than assuming every repair is already included.
